When you think about selling your home, you should be thinking about ways that you can get the best price for it. It’s easy to increase the value of your home based on perception alone. I’m not talking about spending a lot of money on home improvements. These are a few tweaks you can make to your house that will end up making you a lot of money. Now, you may have to put a little cash into it at first. But, you will certainly make it back once you sell your house. Here are some of the top ways I have found you can increase home value.

Simply put, I am of course referring to curb appeal. If you don’t know what curb appeal is, it’s basically how attractive your home is to a passer-by or your next door neighbour. Before you even start to think about fixing the inside, have a look at the exterior. Key features to focus on are the windows, the front door and the garden so let’s look at each of these in turn.

You can improve your windows by ensuring that they are crystal clear. You can hire a professional window cleaner, but a little bit of elbow grease does wonders here. Next, I recommend that you dress your windows up a little, adding some flowers to the window sill. You may also want to put some lights around the curtains as this will give your home a little more character.

For the front door, you can think about a bigger improvement. Front doors are one feature of the home that you could consider replacing and modernising with a newer design. You can buy these online for a reasonable price,  and it will certainly have a big impact on the perception of your home. Or, you could dress your home up a little with a door display that can stay up all year around. The choice is yours.

Lastly, you need to keep your garden neat and tidy. How you do this is up to you, but I recommend keeping the lawn short as this will make the garden seem larger. You definitely want a potential buyer to think the garden is bigger than it actually is. You want them to see the space and potential for large family gatherings, swimming pool remodeling, or adding a pond. You might also like to give the yard some character by planting some flowers or laying down a brick path. Consider anything that is easy to do and that will distinguish your home from others a buyer might be looking at.

The inside of your home is incredibly simple to improve. Even buying modern furniture will alter their perception of your house making them more willing to spend a little extra on it. Obviously, you’ll be taking this furniture with you. But that’s not the point. They’re thinking about what your home could look like with the right design.

Again you want to make your home look bigger and that’s done by changing the colour of your walls. You would be surprised by how much wall colour alters the perception of a room. For instance, if you want rooms to look wide and expansive you should paint them cream white.

 

It adds light to the room and looks clean as well as tidy. It also gives buyers a fresh canvas to paint their home design on.
